The Peninsula market, town by town

Peninsula averages are close to useless. Burlingame and Hillsborough sit in the same zip code and behave nothing alike, and a meaningful share of the top of the market never shows up in the published numbers at all.

What the headline numbers miss

Three things move Peninsula pricing, and only one of them is visible in a market report. Inventory in the 94010 corridor is the tightest on the Peninsula, so Burlingame competition is a function of how few homes are listed in a given month rather than of any broad regional trend. In Hillsborough and Atherton, much of the best inventory trades privately — those sales close, but they close without ever setting a public comp, which means the published data for those towns is drawn from a partial sample.

The third is relocation. A large share of Peninsula demand comes from buyers moving down from San Francisco, and that flow responds to things a housing report does not track: return-to-office policy, school admissions timing, and how a family weighs a Caltrain commute against square footage. Two towns five minutes apart can price very differently in the same quarter because of it.
